Otis Elevator Buttons, Exterior Doors, and the Real Cost of Buying on Price Alone


Seven years ago, I started handling maintenance orders for commercial buildings. That job made me responsible for everything from Otis elevator buttons in one building to exterior door hardware in another. I have made 11 documented buying mistakes. First Rule: Compare the Right Category

I only believed that after ignoring it once. The senior technician warned me to verify the part number before ordering. I thought, what are the odds? The odds caught up with me.

Dimension 2: Which Exterior Doors Are Best Is a Total Cost Question

People ask me, Which exterior doors are best? I used to try to answer with door materials or hardware brands. Now I ask a different question: best for which opening, which climate, which traffic volume, and which security requirement?

I made that mistake with two exterior service doors in 2023. The lower quote won because the specs looked close. After shimming and a change order, the lower door quote ended up $760 higher. That was not a manufacturing defect. It was a comparison error.

Dimension 3: The Cost of Failure Changes the Comparison

If I order the wrong screen protector for a low-use office tablet, the mistake is minor. The same item on a lobby touchscreen, however, can create customer-facing problems. For elevator components, the stakes are higher because the work sits inside a regulated system. In many US jurisdictions, elevator work is covered by ASME A17.1/CSA B44 or an equivalent state code. I am not telling you which code edition to use. I am telling you to verify the current edition before ordering. As of January 2025, I still check this before major repairs because codes and local amendments change.

This is why total-cost-first is not about choosing the most expensive option. It is about matching the level of rigor to the level of risk. A cheaper commodity is a no-brainer when failure impact is small. A cheaper safety-related component is a red flag unless the specification and documentation are identical.

Dimension 4: Where Price-First Is Still Fine

Total-cost thinking can be overused. I do not build a spreadsheet for every container of Sprayway glass cleaner. The product is a cleaning supply, and the failure cost is small. I also do not buy the most extreme protection for every screen protector request. If the screen is temporary and easy to replace, the cheapest acceptable option can make sense.

The mental rule is simple: higher risk, higher care. Lower risk, less paperwork.

Applying the Comparison Without Overcomplicating It

Now, before I compare two quotes, I write down three answers:

  • What exactly am I comparing? If the part number or scope is not identical, I am not comparing the same product.
  • What does the product have to do after installation? Delivery is not the end of the purchase.
  • What is the worst realistic failure? If it costs a day and a service call, that is part of the quote.

That small checklist has helped our team avoid a surprising number of bad decisions. It will not make every purchase exciting, but it lowers the number of times I have to explain why my department spent more money trying to save money.

So Which Approach Should You Choose?

If you are comparing two identical low-risk products and the cheaper one is truly identical, price-first is fine. If the product is regulated, safety-related, exposed to public use, or expensive to install, total-cost-first is the better approach.

The mistake is not spending too little. The mistake is spending money without knowing what comes after the invoice.

Take it from someone who approved the wrong hall call station because the image matched: check the part number, not the photo. Ask the vendor or service company for the full installed comparison. Then decide.

Bottom line: compare apples to apples, calculate what the product will cost after it arrives, and choose carefully based on risk, not just the number at the top of the quote.
